Downtown Lisbon property sales generate in excess of €700 mln

LISBON: Over two thousand properties changed hands in the downtown historical centre of Lisbon in 2015, generating €709 million in sales, according to the property firm Confidencial Imobiliário and its new SIR.RU statistics system. A company statement put the number of sales at 2,199 properties within the parish councils of Misericórdia, Santa Maria Maior and São Vicente covered by the SIR.RU system and that the Baixa and Chiado neighbourhoods saw the highest level of transactions accounting for 46 percent of the total.

In terms of housing properties, the average price stood at €2,513 per square metre in 2015 with this rising to an average of €3,756 for already renovated and refurbished apartments with the T0 and T1 formats registering the most sales.  The average price of retail outlets ranged from €2,000 to €4,070 per square metre depending on whether the site had been subject to renovation.

Lusa was unable to obtain any year-on-year data but Confidencial Imobiliário did state that its system was “a very significant advance for the market analysis of this historical zone of Lisbon” and detailed the capacity to segment prices by neighbourhood, property type and sector as among the advantages. The SIR.RU currently spans only the Lisbon parishes of Misericórdia, Santa Maria Maior and São Vicente but is due to expand to the councils of Estrela, Campo de Ourique and Santo António within the near future.
